if you didn't file it as a marriage settlement agreement with the court, it pretty much isn't worth the paper it's printed on and can be subject to change her mind and seek a lawyer to fight you in court...

NEVER assume anything in divorce - in that it was purchased while married, doesn't matter if she moved out, she is still entitled to part of the equity - it isn't yours until a judge says it is. Since she took more than agreed to regarding household items - I suggest you do not pay her anything on the home until a new deal is worked out that makes up for her breach of the tentative agreement you had already made.
