The ex wife / the house / the kids

My ex wife is listed as the primary on both our home loan and second mortgage. Our divorce agreement is that she is to pay half of the second mortgage until the house sells. The second was taken out to clear all of our mutual debts. I get the write off on the house, she gets the write off on the kids. I am to sell the house or buy her out upon my remarriage or our youngest childs 18th birthday. For all intent and purpose the home was maxed out less market value at divorce. By our agreement she gets half of what it sells for above what is owed and less what I put into it. Here lies the problem. I tried to buy her out three times after we divorced, lenders in place and everything. She would agree then back out wanting more money. I tried to sell it each time having her disagree with my choice in real estate agents. I let her get her own agent but requested that prior to selling we get a legal binding agreement on the child tax credits and dispersion of proceeds. She stopped communications with me. When I remarried last February I again got a real estate agent in compliance with our divorce. She agreed to sign. A month later she messages me again wanting a different agent which I agreed to after we get a legal binding agreement on the dispersion and child tax deductions. She stopped paying her portion of the second over a year ago. Now my credit is ruined protecting the house and the kids feelings . What should I do ?
